The proposed project follows the OCP land use designation for Residential – Ground Oriented Infill Housing and includes:

  • Three Unit building know as Triplex
  • Three parking space on property 
  • Three separate entrances

PROJECT OVERVIEW

Currently the property on 817 St Andrews Street has an older home that in poor condition. The property is in a great location where it is walking distance to nearby grocery, restaurants, and other small business. Under the new OCP we decided it would be best to build triplex house that offers a 3 bedroom home in each of the units.

We propose to rezone the property from a RS-1 to a Comprehensive Development (CD) zone. Each of the units would have its own private entrance as well as one off street parking space. Two of the units would be located at the front of the building giving it a duplex look, while the third unit would be located at the rear of the building. The exterior is designed to make it look like a regular house and fit in with the rest of the neighborhood. 

With advancement of new building technology our goal is to build a home that is highly energy efficient. With that we plan to build this triplex using a Passive house concept.

Passive House is not only one of the world’s leading energy efficiency standards but also a construction concept made to build comfortable, environmentally friendly and cost efficient homes and buildings.

Passive House homes and buildings offer superior indoor comfort due to consistent temperatures and good air quality. They also have the added benefit of reducing both external and internal noise due to the high levels of insulation.
